Boiler Replacement

Davila Engineering provided full MEPFP design and construction administration for a $800K project for a 50-HP steam boiler addition serving the Four Seasons laundry, including replacement of the existing Category I B-vent with a UL-1738–listed Category III stainless, positive-pressure chimney system with an inline chimney fan for stable draft, upgraded plant automation, and boiler room modifications to meet minimum combustion- air requirements. DE engineered a Miura once-through, forced-flow steam boiler—rated 50 BHP with integral economizer, ~85% fuel-to-steam efficiency, ~260°F stack temperature, and typical NOx emissions ~20–25 ppm at 3% O2—right-sized from trending to track laundry loads while reducing standby loss. Controls include a 3-position step burner with boiler controller, BAS interfacing for lead/lag, demand limiting, trending, and safety interlocks; combustion air is sized to the boiler’s 8th FBC requirement. The positive-pressure venting is detailed around listed Category III and a dedicated chimney fan. For laundry operations, the LX platform’s low- water-content design delivers steam in <5 minutes from a cold start, improving linen throughput, performance, and energy intensity across peaky demand profiles. In addition, DE provided detailed construction administration services, including project oversight, attendance at pre-construction meetings, and support during the installation process to ensure proper implementation and code compliance.
